1. Inspections

Thorough inspections are conducted at the commencement of a lease along with one at the end of every lease. Routine inspections will be conducted every 6 months for ongoing tenancies.

2. Tenancy Screening

We will conduct tenancy reference checks to make sure tenant/s can afford the rental payments and have not been black listed from prior rental properties. All tenants will complete an application form and provide 100 points of identification. Trading Reference Australia checks will also be conducted on all rental applicants.

3. Communication

4. Rent Reviews

Rent reviews are conducted on a yearly basis by doing a market analysis which will ensure your property is receiving the accurate rental return within the current market conditions.

At East Avenue Realty we have a zero tolerance toward rental arrears and all rental payments are managed daily.

6. Fees

Our fees are tailored to suite single property owners as well as multiple property portfolios.

7. Extra Services

Extra services without charge include arranging and checking repairs and maintenance, negotiating rental increases, conducting ingoings, outgoings and routine inspections, pay your council, water and strata rates from the rental payments on your behalf.

8. Smoke Alarms

As per the NSW legislation all properties must have a compliant smoke alarm. All smoke alarms need to be provided with a certificate of compliance and need to be checked every tenancy and every 12 months.

9. Swimming Pool

As per the NSW legislation all properties with a swimming pool will need a compliance certificate.

10. Landlord Insurance

We would like to recommend to all our client to get landlord insurance for your investment property as there are various circumstances that can take place. Some of them being, damage to property by tenant or nature, tenant’s financial circumstances can change and this can result to financial losses, if they are unable to pay their rent.
